Quick Fixes to Increase Your Homes Value

This is going to be the first part of our three week Quick Fix series. Over the next three weeks we will be showing you quick fixes that will help make your home more energy efficient and increase the overall value. Remodeling can seem like a long-term headache but we are here to tell you why making some quick fixes around your home can make you more money and be better in the long run.

At Modern Group we believe that quality flooring is imperative to the look, feel and design of the house. We aren’t the only one’s who think that flooring is imperative to a home. 90% of realtors say that hardwood floor makes a house sell quicker, however not all hardwood floor is indestructible. We all have had those times where we go to move a chair from one side of the room to the other and gouge your beautiful wood floor.  Covering up the damage only helps for so long. If you’re sick of the misplaced rug, we have a step-by-step method of how to do-it-yourself.

1. Identify the problem area and assess the extent of the damage.  Is the damage a scratch or do you have a gash through the whole board? If it is just a minor scratch we recommend sanding and refinishing. Identifying the extent of damage lets you know how easy or difficult the repair will be. Today we will go over what to do if you have a major break in your floor.

2. Once the area is identified separate the broken part from the rest of the board. More than likely the whole piece of board was not ruined. Separate the good from the bad.

3. Now that you have the areas separated you are going to use either a skill or a plunge saw to cut the damaged piece of wood out cleanly. You want a clean cut so it is easy to remove the old piece and install the new. Repeat steps one through three as needed to ensure the entire problem area is cut out.

4. Once the entire problem area is out now you need to cut new pieces to fill in where the damaged area was. Measure exactly and make sure your pieces have tongues on either side so they fit flush with the pieces still in the ground. When you get down to the last piece make sure there are no tongues or the piece will not fit and instead of using carpenter glue use construction adhesive. It allows for the wood to move naturally.

Hopefully these directions will help you accomplish your final goal of making your home more valuable. We will be posting another quick fix tip on Friday. If you’re not into do-it-yourself projects we can help remodel and repair any room in your house or commercial building.
